Local Law 88 Experts Serving New York, NY

Local Law 88 (LL88) LED Retrofits, Lighting Upgrades and Sub-Metering requires that lighting in buildings having more than 25,000 square feet be upgraded to LED Lighting to achieve required levels of energy efficiency.  In addition, building owners must install sub-meters in covered buildings for tenant spaces having more than 10,000 square feet. Local Law 87 (LL87) Energy Audits and Retro-Commissioning requires ASHRAE Level II energy audits as well as retro-commissioning of base building systems for buildings having more than 50,000 square feet. Every covered building must file reports for the audits and retro-commissioning every ten years in compliance with the standards set forth in the local law and the governing regulations of the New York City Department of Buildings. Audits and retro-commissioning work must be performed by independent engineers who meet the qualifications as set forth by the published rules. Local Law 84 (LL84) Benchmarking requires annual benchmarking of energy and water usage in buildings having more than 25,000 square feet. Benchmarking results are posted each year on the New York City Department of Finance web site for every covered building. Benchmarking must be performed according to standards set forth by the U.S. Environmental Protection Agency (EPA). The annual benchmarking reports are due by May 1st each year. A violation and fine of $500 per quarter will be issued to covered buildings that fail to file, with a maximum of $2,000 per cycle.
