Local Law 87 (LL87) - Maximize Your Benefits
It’s year 3 in the Local Law 87 cycle and “covered buildings” on blocks ending in a “5” need to review their LL 87 compliance requirements for 2015 and even consider taking the process a step further to maximize their potential benefits. Because compliance is mandated, focus is often limited to taking only those steps necessary “to get the job done” in order to avoid fines for noncompliance. Fines start at $3,000 for the first year and then increase to $5,000 for each additional each year of noncompliance the link for full article

Time to Focus on Local Law 87 (LL87) – Again
It’s year 2 in the Local Law 87 cycle and it’s time for “covered buildings” on blocks ending with the number “4” to focus on getting started with their energy audits and retro- commissioning requirements. There are some “lessons learned” from covered buildings that unknowingly failed to comply last year and were unpleasantly surprised to receive $3,000 fines. These are buildings located on block numbers ending in a “3” and failed to have their energy audits and retro-commissioning reports filed in 2013. the link for full article

Timeline Alert – Local Law 87 (LL87) Mandated Energy Audits
“Covered" buildings located on a block that ends in a "3" must comply in 2013 with Local Law 87 (LL87) Energy Audit and Retro-Commissioning requirements. The DOB filing deadline is December 31st. Buildings with 2013 or even 2014 deadlines need to start doing their “timeline” math now. December may seem like a long time away, but once you analyze the sequence and the complexity of the compliance process, you will want to get started. the link for full article


Local Law 84 (LL84)

May 1st Local Law 84 (LL84) Benchmarking Scoring Results - The Canary in the Basement 
May 1st is the benchmark¬ing filing deadline. Be sure to check the scores for your buildings. Low scores signal problems – sometimes costly problems. Benchmarking scores range from 1–100, with 100 being the best. On a national basis, a benchmarking score of 50 represents the median. However, the median score is 60 or a little better in N.Y.C. because of higher efficiencies. the link for full article.

Benchmarking and Energy Audits Is Your Building Complying? by Debra A. Estock, The Cooperator
Little by little, the world seems to be getting greener, and the Bloomberg administration has made greening the city one of its priorities in helping to reduce New Y ork City ’s carbon footprint. As part of May or Michael R. Bloomberg’s Greener, Greater Buildings Plan, all of the city ’s priv ate buildings—including most co-ops and condos—of ov er 50,000 square feet are required to obtain benchmarking and energy audits by a certain deadline.. the link for full article.


Local Law 84 (LL84), Local Law 87 (LL87)

Local Law 84 LL84) and Local Law 87 (LL 87) Expanding Requirements
NYC has just published two reports  - "PlaNYC LL 84" and "One City Build to Last" - covering progress to date with regard to LL 84 (Benchmarking) and LL 87 (Energy Auditing and Retro-Commissioning). The original goal set under PlaNYC was a 30% Green House Gas - "GHG" - reduction by 2030. Progress to date: 19% GHG reduction from the 2005 base year. Thanks to "ahead of schedule" mandated boiler conversions from heavy heating oils to gas and No. 2 oil, NYC air quality has improved.  NYC now has the cleanest air in 50 years and has risen in the national "clean air" rankings to the top 4. the link for full article


Local Law 88 (LL88)

On the Compliance Horizon - Local Law 88 (LL88)
Local Law 84 (Benchmarking) and Local Law 87 (Energy Auditing and Retro-Commissioning) along with Local Law 88 (Sub-Metering and Energy Efficient Lighting) were enacted in 2009 as part of the Greener Greater Buildings Laws - PlaNYC.  By the end of 2014, "covered" building owners will have been through four filing cycles of Local Law 84 and two cycles of Local Law 87.  But what about Local Law 88 requiring sub-metering and energy efficient lighting with its deadline of Jan 1, 2025? the link for full article

The New LED Economics
With Con Ed’s Demand Management incentive funding running dry, it’s back to the drawing boards for many LED retro-fit projects. However, the news is still good. LED Retrofits - Navigation
Every LED Upgrade comes with benefits which can be very significant – cost and energy savings as well as a long useful product life. If your LED project utilizes quality products and involves replacing traditional lighting, you will achieve these benefits - without question. The reasoning is basic to LED technology. LED products use only a fraction of the energy consumed by traditional incandescent or fluorescent lighting products. LED - Now An Upgrade
The latest generation of LED products has now become available.  These new lamps have the most recent advancements in LED technology - they give more light, have longer service lives and consume even less energy.  Going LED with these new products has graduated from a "Retro-Fit" to a "Lighting Upgrade". Please note, however, that these newer LED products are generally not available at retail levels.  Retail LED tends to be older generation products. LED Retro-Fits - Get What You Think You Are Paying For
It is common knowledge that LED lighting is energy efficient.  So the underlying LED advantage to go from here to there is savings. Another LED advantage is longevity – less maintenance.  You will probably run through two or three cars before you need to replace LED lighting – and that assumes you keep your cars for a long time. All Important First Impressions – Commercial Lighting LED Upgrades
First impressions stick and lighting can make a difference. Entering a building either with older lighting or with updated LED lighting will make a first impression that will characterize the building. LED Lighting Retro-Fits
LED lighting retro-fits are now a compelling option - with short paybacks - to save on both energy consumption as well as maintenance costs for replacement lamping. The savings can be especially significant for difficult to access fixtures that require ladders or lifts. NYSERDA New MPP Money Tree
NYSERDA’s new Money Tree for multifamily properties opens for business on October 1, 2013. This new program broadens the eligibility platform for multifamily housing, because a qualifying barrier has been removed.  With $1,400,000 in new funding, October 1st could be an important date for multifamily properties who can now qualify for this program. the link for full article

Unwind Missed NYSERDA MPP Funding Opportunities
Many Multifamily Buildings include upgrades and retro-fits as part of their annual budgets. While many of these projects will result in some form of energy savings because of improved technologies, the total amount of energy savings realized in any one year generally will not rise to a level of 15% or more. A 15% reduction in energy consumption is the threshold requirement to qualify for NYSERDA MPP funding. the link for full article
